In March of 2010, the City of Seattle adopted Seattle Children’s new Major Institution Master Plan contingent upon new housing replacing the 136 condominiums that were demolished due to Seattle Children’s main campus expansion.
Children’s saw an opportunity to create something new in Seattle, employer-assisted workforce housing. With the help of Spectrum, Children’s identified a University of Washington-owned parcel within three miles of its Seattle campus. The UW decided to partner with Children’s in the development of a project that would serve the staff and faculty of both institutions.
As a result, the UW leased the property to a private developer to build 184 units. Thirty percent of the units are set aside for families earning no more than 75 percent of the Area Median Income (AMI) for the next twenty years. Employees from both institutions will receive priority for apartment rentals. Spectrum acted as the owner’s representative for Seattle Children’s Hospital and the University of Washington during negotiations and throughout the development of Bridges @ 11th. Bridges includes three buildings-eight, seven and five stories-connected by passageways and sky bridges. There are 82 studios and open one bedroom units; 24 one bedrooms; 12 loft one bedrooms; 58 two bedrooms; and eight three bedrooms. The project is located at 4557 11th Ave N.E. Seattle, WA.
